There has been much buzz in the press today about the announcement by NAR of a large year-over-year drop in existing home sales during July. While it will certainly impactthe perception of real estate and drive the national discussion of the state of our economic recovery, it doesn't necessarily reflect the state of our local real estate market.

The NAR report cites a 27.2% drop in July existing home sales compared in 2009. Much of the reason for this lies with the timing of the exipiration of the first time homebuyer tax credit in May. Many sales which would have normally closed in July were shifted earlier in the year to take advantage of the credit. Additionally, hard-hit areas in the South and West continue to suffer from exceptionally high levels of forclosures driving the average sale price downward. Our market, by contrast, continues to see a much lower level of foreclosure activity and saw very little of the spike in May and June sales driven by the tax credit. As such our year over year drop in July was only 15% - about half of the national average. More significantly, our sales year-to-date in 2010 are running ahead of 2009 by over 28%.

Walworth County and the western parts of Racine and Kenosha County are seeing a slow, steady recovery from the train-wreck of 2009. We are still operating with far too many homes and too few buyers, but the situation is slowly on a path to return to normal. Until then price, value, presentation, and the professionalism of the agent will determine what sells and what sits on the market.

Lake Geneva Venetian Fest
Venetian Fest in Lake Geneva sponsored by the Lake Geneva Jaycees goes thru Sunday, Aug 22nd. The entertainment lineup this year is quite amazing, come check out some of the talent. The Toys (one of my favorite cover bands from Milwaukee) are playing tonight (Friday) from 8-midnight. Saturday’s entertainment offers Chasing Amy from 12-3:30pm and then The Love Monkeys from 8-midnight. Sunday’s music is provided by Petty Thieves, with a lighted boat parade at dusk and fireworks display at 9pm in front of the Riviera and Library Park in Lake Geneva. This festival also offers family friendly fun of crafts, food stands & carnival rides. Since summer is winding down, take advantage of the weather & enjoy this great annual festival, friends, family and entertainment.

If you have been following the Lake Geneva real estate market over the past couple years you already know that we have a lot of Walworth County homes for sale. Lake Geneva real estate listings and the surrounding areas in Walworth are at their highest point in years. In fact, as of yesterday there were 3,339 Walworth County real estate listings in our MLS system. The details behind the kinds of Lake Geneva property and the Walworth County property for sale, tell you a lot about the type of real estate market we are experiencing this year.

Of the 3,339 properties active in the MLS (Multiple Listing Service) for Lake Geneva real estate and the greater Walworth County real estate Market:

Around 50% are single family homes.
25% are parcels of vacant land.
20% are condominiums.
Which leaves 5% as something else: duplexes, commercial, industrial, etc...
Of the Walworth County single family homes for sale, half are listed over $250,000.
Only 17% of the active listings (or roughly 1/3 of single family listings) are for single family homes with some type of water access.
There are 138 single family homes listed for more than $1,000,000 – fully 4% of all active listings.
There are 102 single family homes listed for less than $100,000.
The median listing price for a single family home is around $240,000, for a condo $195,000, and for vacant land $95,000.
The average single family home has been on the market 237 days, the average condo 332 days, while the average vacant lot has been on the market for a whopping 495 days.
Nearly 2/3 of all vacant land listings are for lots of less than 5 acres.

New pier rules take effect in 2011. Do you know what to do? For those of you that have a pier on a lake or stream in Wisconsin, you should be aware that you will be operating under new rules beginning the first part of 2011. Some piers will be grandfathered and others may not. Some may have to make changes to their piers and others may need to register their piers. To find out what's going on and if you are affected by the new rules, go to the DNR website at http://www.dnr.wi.gov/waterways/recreation/piers.html. All the information you need including the registration form is provided there.

The housing recovery continues in Southeastern Wisconsin. The combination of the tax credit, low interest rates, and great housing deals has driven a strong and sustained recovery in sales. Walworth County is matching the broader market with a 24% increase in May 2010 when compared to May 2009. The first 5 months of 2010 saw 36% more sales than did the first 5 months of 2009. There’s no doubt that we are growing from a very low base, but the rises in sales we see every month speak to the strength of this recovery.
